222/300 E. Riverside Project
From Urban Austin
Newport Beach, CA-based CWS Capital Partners, LLC is planning an 715-unit complex that will replace 254-unit existing apartments at 222 and 300 E. Riverside Drive. The proposed lakefront development will include two, 17-story condominium towers with 390 condos, and a 17-story, 325-unit apartment tower.
A proposed Park Police substation and extending the Town Lake Hike-and-Bike trail by 1/3 mi to the east is offered as an exchange for permission to build in the secondary setbacks along Lady Bird Lake and Bouldin Creek.
Significant controversy surrounds this project. The developers have asked for variances to eliminate the secondary setback in exchange for extending the the Hike-and-Bike trail. Much of the concern lies around the precedent that sets for future development along the lake.
